We test every livable and accessible area, including bedrooms, kitchens, bathrooms, living areas, garages, attics, crawl spaces, and HVAC systems. We also test tap water from multiple fixtures, surfaces throughout the home, and outdoor air near intake vents. If there's an area of concern, we'll focus additional attention there.
Most results are available within 48 to 72 hours after the inspection. Some specialized tests (like certain bacterial cultures or asbestos sampling) may take up to 5 business days. We'll give you a timeline for each test at the time of your inspection, and we contact you as soon as results come in.

Yes, significantly. DIY test kits can give false positives and false negatives at alarming rates, and they typically test for only one substance at a time. Our equipment is calibrated to professional standards, our samples go to accredited third-party laboratories, and our interpretation accounts for factors that DIY kits simply can't, like air flow patterns, seasonal variation, and cross-contamination.
We strongly recommend it. A standard home inspection covers structural and mechanical issues, but rarely tests for environmental hazards like radon, lead, mold, or water contamination. A pre-purchase environmental assessment gives you leverage in negotiations and, more importantly, protects your family from moving into an unsafe environment.
Minimal preparation is needed. For air quality testing, we ask that you keep windows closed for 12 hours before the appointment.
